Purchasing your first home can be very exciting but overwhelming at the same time. My job is to make sure things run smoothly from start to finish and to walk you through the process every step of the way. The most exciting aspect of my job is working with first time buyers to realize their dreams of home ownership.

Should I use a Realtor when shopping for a home?

Before you start looking for your first home you need to get a mortgage pre-approval. This means a lender will look at your financial situation to establish the amount of mortgage you can afford. At this time the lender will likely be able to lock in the current mortgage rates for a period of time which is important especially if rates are expected to rise in the near future. Having a mortgage pre-approval also gives you and your Realtor more leverage when it comes to negotiating a contract. Your Realtor can confidently convey to the sellers that you the buyer have been pre-approved and you will not have any trouble securing financing.

Below are some items that you will likely need when you go for a mortgage pre-approval.

• Your government issued ID such as your driver's license
• Your employment details including a recent pay stub and confirmation of your salary
• Other sources of income
• Detailed information on your bank accounts, loans and other debts
• Proof of your financial assets
• Amount of down payment and deposit you have available and the source of these amounts
• Proof of funds available to you for closing costs
